Exceeding clients expectations is a difficult thing in the property industry but Oakley Commercial have successfully achieved exactly that with the Albert Works project in Conway Street, Hove.
Oakley Commercial advised Harket Properties LLP on the conversion of the building which was formerly known as Gill House to enable the newly created office suites to appeal to the local office market. Works commenced on the conversion of the building in late spring this year and Oakley started marketing in early summer, prior to the building/conversion works being completed. Steven Harvey, director at Oakley Commercial commented “upon launching Albert Works to the market, it was quickly obvious that these small suites of circa 800 sq ft were perfect for the local market. Deals were agreed on all four available units within 2/3 weeks of launch. All 4 units were let at the asking rents on standard leases of 3 years with 1 unit being leased for a longer term. We are very pleased with the marketing results and are very keen to advise other clients on similar projects.”
Andrew Gill of Harket Properties LLP said “The Albert Works project transformed an empty derelict building into a vibrant mixed use building. We have used local trade’s people to patiently convert the building, always working to a very high standard. The completed residential flats and office studios were marketed by Oakley’s and have been very popular. The offices are occupied by a diverse range of local businesses mainly in the digital and service industries. WE are thankful to the whole team at Oakley Commercial who advised us throughout the whole project from beginning to end and we are now looking for similar project in the Brighton & Hove area.”
