Planning Appeal Won in Ringmer for development of 53 houses, and business space

2nd March 2023

We were delighted to hear yesterday from the Planning Inspectorate that we have won our planning appeal, on behalf of Cross Stone Regeneration, to develop 53 houses and 20,000 sq.ft. of business space at the Averys Site, Uckfield Road, Ringmer, 3 miles north of Lewes.

Oakley took the planning project management role and also advised on the development viability, having sold the site to Cross Stone back in 2017. We would like to thank a great team of professionals who have helped us bring this application to a successful result, which included ECE Architects, Lewis & Co Planning and CEP on Highways. Also a big thank you to our planning barrister Harriet Townsend of Cornerstone Chambers.

It took us 3 years of hard work to bring the application through the local authority planning process, which at the time was very frustrating. The appeal was in relation to viability and whether or not the Development Plan supported development of housing in this location, with the site allocated in the Parish Neighbourhood Plan for employment use. Following the refusal by planning committee, after it gained officer recommendation for approval, It was very refreshing to see such a well reasoned appeal decision made by the Inspector allowing the appeal on planning balance.

We are now looking ahead to bringing this exciting mixed use development forward, following the recent success of Cross Stones Award winning mixed use scheme at Atelier in Lewes.  The Averys site will now help form the nucleus of a new settlement in the Clayhill area north of Lewes and we are sure it will integrate well into the locality and bring much needed new homes and jobs to the area.
