Regenerating Lewes – Award Winning Atelier is set to be Lewes’ most exciting new LIVE & WORK location

14th March 2023

We are delighted to announce that all 3 phases of our Atelier development in Lewes have been successfully completed.

Atelier is fantastic new project in Lewes, that has regenerated a disused area of land around the Tesco Brooks Road area. This creative development site has been delivered through a joint venture between Gold Property Developments and Cross Stone Regeneration and includes new public spaces to relax in, creative business units for growing local companies, and 41 shared ownership apartments, all available through us at Oakley Property.

The name Atelier is a French word that translates literally as studio or workshop and is often used denote a group or artists, designers or architects working collectively and we believe the scheme name truly captures not only the nature of our fantastic live and work scheme, but also the collaborative approach that has been taken by the JV partners in delivering this superb development.

We were very proud to be able switch almost all of the apartments form private market sale to provide shared ownership housing through our other partners Habitare Homes and these have all now been largely sold to local qualifying purchases through the shared ownership process.

Tom Shaw of Habitare Homes commented,

I just wanted to say a big thank you to Mati, Alex, Carly and the wider Gold Construction team for all their hard work to get this development over the line and give us the opportunity to offer much needed affordable housing in Lewes.

When asked for comment Phil Todd, Managing Director at Gold Property added,

This project has embodied everything that we are as a team, hard work, perseverance, teamwork, honesty, and in spite of all the challenges the wider environment has thrown at us, the scheme has been delivered to the highest quality. This has been reflected in the scheme winning a Best Mixed Use Development Award in the UK Property Awards in December.

With the flats all now sold and only two stunning high ceiling private market penthouse units available through Oakley Property, offering stunning views of Lewes, the JV is excited to have now formally launched the Work units at Atelier.

The 13 unique commercial workspaces will add colour to the Lewes economy and there has already been good take up, with the units complementing the Artisan shopping and café culture of Lewes perfectly. Local businesses can enjoy increased trade not only from the new residents and workers, allowing them to explore new collaboration and supply chain opportunities, but also benefit from the scheme sitting directly adjacent to the towns main Tesco Supermarket, which benefits from between 50,000 to 70,000 weekly visits according to Tesco.

The studio units start from 600 sq. ft. and can be combined to create larger spaces, up to 1,800 sq. ft. There is opportunity to rent or buy, so the spaces are suitable for both start-ups and established businesses that can operate within the wide E Class use category. This category covers a wide range of business types and will include offices, design studios, craft and artisan making uses, leisure, medical, cafes and retail.

Each studio has its own shop front style façade with full height windows offering any new business to shout loudly about the presence of their business. The flexibility of the space makes it suitable for photography sets, scenery, printing equipment or other exciting creative kit that needs to be manoeuvred, or just to give ‘wow’ open space. The natural light is preserved whilst creating dual level space using rear mezzanine levels, ideal for businesses looking to create inspirational work environments.

Atelier has already piqued the interest of very many local businesses looking to expand or branch out. Sussex Audiology Centre have just opened their doors this month, having undertaken a beautiful fit out of their space to create a stimulating staff and customer work environment. Atelier is also now home to Icon Computers and Appellations Wine Traders, with several other local businesses due to open their doors soon.

Our Executive Chairman Chris Oakley commented,

Atelier really reflects years of experience from the developers in creating business spaces for the SME business sector, offering flexible and creative spaces, which offer the occupiers their own high profile customer front door, high level ceilings to create both customer impact and give potential to extend the mezzanines.  Effectively, the units offer a blank canvass to allow a business to stamp their own unique business identity upon. So I am not surprised Atelier smashed it at the UK Property Awards in the Best Mixed Use development category.

With the units complete they have also now been assessed for business rates and many will now qualify for full business rates exemption, being below the appropriate rateable value threshold, a great incentive for anyone taking on new business premises.
